Frequently Asked Questions
How much does residential conveyancing cost?
We charge a fixed fee for standard residential conveyancing β you’ll know exactly what you’re paying before we start. Disbursements (the costs of searches and government fees) are quoted separately and passed on at cost. Head to our Pricing page for current fees.
How long does conveyancing take?
A standard contract in Queensland takes around 30β45 days from signing to settlement, though this can vary depending on the parties’ agreement, finance approval, building and pest inspections, and any conditions in the contract. We’ll keep you updated at every step.
Do I need a conveyancer or a solicitor?
In Queensland, only a qualified legal practice can oversee conveyancing matters. Cottage Conveyance is the trading name of Cottage Law Pty Ltd, a Queensland legal practice β so when you engage us, you’re getting the benefit of a fully qualified solicitor to represent you.
What happens if the deal falls through?
If your contract terminates before all conditions are satisfied β for example, finance isnβt approved or building and pest reveals serious issues β we won’t charge you professional fees, only for the searches you have instructed us to order. This is why we only order adjustable searches after a matter goes unconditional, so you’re not having to pay costs for a property you don’t proceed with.
Can you handle conveyancing if I’m interstate or overseas?
We handle Queensland property transactions only, but we work seamlessly with buyers based interstate or overseas. Everything can be handled remotely β contracts signed electronically, settlements completed online β so you don’t need to be in Brisbane to use us.
